Temporarily we are offering you our services free of charge!

Why would we do that? Well, the FSBO Registry is in the middle of a big expansion plus we are building a new office.  All of this is occupying a lot of our time so we have choosen to offer the Sellers a free service that is less time consuming on our part than our traditional services. We'd rather do that than potentially give less than our full attention to someone because we happen to be very busy when they call or send in their home information.

We will continue to offer our same service to the Buyers, which is always free. The only thing that will be missing on the Buyer's side will be the search engine. But if you see a house you like the owners will have a direct link they can supply you, usually on the Graphic, to get info on their house.

How will that affect your ability to sell or buy?  Very little. Under Texas Law ALL For Sale By Owner services must cease and desist providing services once you have a Buyer. They way most FSBO companies work is that they bring in a Agent to finish the contract and closing portion. The problem with that system is that an Agent costs money and if you choose to go it alone, then you are ALL ALONE.

They way we have always worked it is to engage the services of a Title company and a Mortgage company who help finish the transaction for FREE. During this time period we will still coordinate the services of a local title company and a Mortgage company. We will never leave you stranded.

In any case, the most important aspect of our service is the WHO does WHAT, WHEN & WHY, not the advertising. Recent studies by both the National Association of Realtors and the Real Estate Research Center at Texas A&M both show that close to 70% of all sales happen due to the yard sign. That means that the yard sign is more important than ALL OTHER FORMS OF ADVERTISING COMBINED! (and that includes newspaper, internet and MLS advertising)

The reason for this is that most Buyers choose neighborhoods they want to live in and then drive the streets periodically. If an Agent's sign is in the yard, they get the call. If the Seller's sign is in the yard they get the call. So get a nice sign, put a thorough and complete graphic in a box and see if any more advertising is even necessary, many times it's not.

We will still be available to take your calls and emails when you need us.

This option gives you all the great services of our $1495 package but without the signs. We'll give you a 1,000 word write up, up to 6 pictures, a locator map, a downloadable graphic for the web and lots of help and hand holding. We'll also coordinate the services of a Title company and a Mortgage company.

FYI the Mortgage company is the most important link in the post-selling stage. We've taken a number from the Builders's Handbook and made it so that you can offer financing to the Buyer. The Builders always have a Lender and a Title company who is familiar with the property to make things go smoother. This makes it easier for the Buyer and the Seller.

The Lenders we choose have already committed to giving both the Buyer and the Seller not only the best rates and programs in town, but also to provide the extra services and attention to detail to ensure you have a smooth and easy closing. Although you many not know it, they are the missing link in a For Sale By Owner (or any real estate) transaction.

You may not know it, but the Mortgage company "drives" the whole final half of any real estate transaction. They have federal guidelines they must follow so you know you have protections built in. The Agent &/or attorney, &/or Title company really just end up being GoFers for the Lender. We've built all the help into the sale you will need and done it in a way that doesn't cost either the Buyer or the Seller any money.

This is a Much Bigger site than any other Realtor, Agent or FSBO site on the market. As we said earlier, it is a lot more than just a lot of pretty house pictures.

When you reach the bottom of the 2nd page you will have the option to travel down the Buying, Selling or Financing paths.

Of course the pretty house pictures are available on the Buying side. But because Financing is so critcal to the home buying process, the Financing Ins & Outs section is also accessible thru both the Buying and Selling paths.

 

Webster's says the definition of a FACILITATOR is "one who makes things ez or ezier."
(OK, so I took a few liberties with the spelling)

This is exactly what the FSBO Registry @ ez-fsbo.com does. We facilitate a clear and complete understanding of the home buying and selling process. But, alas and alack, here is another example of a good word ruined, the courts in Texas have decided a Facilitator is a dual agent (someone who tries to represent both parties). So let's make this perfectly clear, we are NOT agents for either party, but we do make the transaction ezier!

FSBO Registry tries to give both parties the information needed to make informed decisions. So you could say we are the "grease" in the transaction since we make things go smoothly and ezily. You could also say we are the "glue that binds" since we help hold all the pieces to the transaction together, but enough of this irreverence for the english language and mixed metaphors let's get down to business.

 

There are 2 distinctly different parts to our site.

ez-fsbo.com is the Educational part

It was put together by Local Lenders, Title companies, Appraisers, Home Inspectors, Surveyors, Attorneys, Contractors, Insurance Agents and other interested parties to help you understand the home buying and selling process. Most people tell us the education aspect is by far the most important portion!

The educational side compromises the bulk of the site and is an intensive (almost college level) Course on Buying and Selling. It is available 24/7 to help you understand the Real Estate Process and designed to give you answers to questions as they arise.

The educational portion is best utilized PRIOR to purchasing &, in most cases, even before you start looking. So block out some time on your calendar, shut the door, grab a Dr. Pepper and a snack, get comfortable and be prepared to spend an evening or two getting the education you need to be able to Intelligently Buy or Sell a home. Don't worry, even if you've already begun your house search or purchase process, this info can be very useful. Remember that Prior Planning Prevents Poor Performance.

ez-fsbo.com was built to allow everyone, even those with a dial up modem, to view all aspects quickly. The slowest loading pages should be these first 3 pages as the common elements are loaded for the first time.

Our window content will size itself dynamically to fit whatever window size you and your computer find the most comfortable. Except for a couple of pages with large pictures or artwork, you will not have to be constantly scrolling back and forth to see all of the detailed information provided, BUT this also means we can't make our pages as pretty since each page will format differently on every computer. We apologize for that but feel it is a small price to pay as we think the content is more important than the look. We could make the site prettier, but then it wouldn't be as convenient or as fast.

Many of the houses on the FSBO Registry will have multiple pictures, floor plans, locator maps etc. To make those pages load faster we use quick loading thumbnails or labels that allow you to click & enlarge only those that you desire.

We will not sell your names, numbers or email addresses to Real Estate Agents or others as is common with most other Realtor® and FSBO sites.

In other words you don't have to worry that your email address will fill up with SPAM nor that you'll have Agents calling you at all hours. I have had to completely change my personal email address twice due to the policies of some Agent and FSBO sites I have visted. Since most home sites make quite a bit of money selling your personal info I have ended up being SPAMMED unmercifully.

To make it ez, we definitely won't require you to register before you are allowed to even view the homes. You also will not find any pop-up consoles, redirected pages or huge ads. We are here for one purpose, to make it ez for you to find out how to buy and sell a home.

We have tried to make it ez for Sellers to register their homes for sale and allow Buyers to search for homes very quickly. We do not allow homes that are listed by Real Estate Agents or owned by active Agent owners. (if you find any we would like to know!)

If you are ever contacted by a Real Estate Agent or anyone who appears to have gotten your personal information from anyone connected with this site LET US KNOW!! We will investigate and put a stop to it. All members are FORBIDDEN to give out or sell your information to ANYONE!
