You don't have to read it all in one night, it is available at your convenience anytime you need it, but it is better if you have gone thru it at least once before you officially open your doors to potential buyers.

When people first decide to put their home on the market most either don't know all the steps necessary for a successful sale and closing or haven't realized the home selling process is much more than just finding a buyer - finding the Buyer is the easy part! Successfully selling a house also requires incorporation of the financing and title process. Some people think they can worry about everything else later, after they find a buyer. Later is too late!!

If you are not actively involved in the Buyer's financing and the title work you either will not have a closing, &/or could have your house tied up for months and have to start all over again, &/or will have an unpleasant $$$$$ surprise if you do eventually get to closing. Since the sales contract requires specific financing terms, you can't even write a binding contract until you know what financing terms the Buyer can get.
