The house is darling but the setting really makes it. It is a really great place to raise a family or to have guests.

The house has been superbly maintainted and no expense has ever been spared. We have maintained, refurbished &/or updated & upgraded just about every facet of the house!! For example (& this is by no means an all inclusive list):

1) Both baths and the kitchen have been completely redone. This last year we completely ripped out the master bath and remodelled it including a jetted tub, ceramic counters, an above the counter vessel sink, extra storage and extensive use of real marble for the floor shower and wainscoting.

2) There is almost 1000 square feet of ceramic & stone tile in the Den areas and Pergo laminate flooring in the Kitchen for a dramatic look, easy care & it makes it better for the kids to play.

3) We added a large Balcony & Covered Patio complete with lighting & ceiling fan to complete the pool & yard area to enhance the outdoor experience.

4) We recently painted the exterior of the house and installed a new roof.

5) We replaced all fogged double paned windows any anything else that wasn't up to par.

Unfortunately we don't have room here to even begin to scratch the surface of all the amenities in this home. There are myriads of "little" features like ceiling fans in every room, at least one walk in closet in every bedroom, a new dishwasher, plantation shutters, twin gas outlets for the BBQ grill, etc., etc.

Storage is not a problem since all 3 bedrooms have walk-in closets plus there 4 regular sized closets in other parts of the house, a storage closet underneath the stairs, a large window seat, storage areas built into the garage, floored attic storage and a storage building at the side of the house.

But best of all you know the house is not overpriced as we had a full mortgage appraisal done. We didn't just base pricing upon the Tax Assessment or accept a Realtor's inflated listing price, before we ever put the house on the market we had a real appraisal done. We've taken the guesswork & uncertainty out of buying!

There is color at all times of the year- Daffodils in the spring, several varieties of Roses, Geraniums, Hostas, Lantanas, Camellias, Indian Hawthorne, Hydrangeas &  more. We even have the "Sage in Bloom ..."  (I told you that you were in Texas).  A special treat are the Azaleas (see picture below).

We have "repeating bloom " azaleas in both the front and back yards. These are flowers that have been engineered for low maintenance and to bloom 2 to 3 times a year. Ours have bloomed 4 times this year.

EXCELLENT AREA

Not only is this a very friendly neighborhood located in the heart of the Telecom Corridor and just blocks from the large new Countrywide Headquarters, but it is also very convenient to shopping and everything else you need. We only very infrequently need to go outside the immediate area to meet any of our needs.  Within a 10 minute radius there are 2 major malls, 3 Regional Hospitals, 5 grocery stores, 3 Sam's Clubs a Costco, 3 WalMarts, 2 Super Targets, 2 Home Depots, a Lowes, 4 Movie Theatres, the Eisemann Center, hundreds of restaurants, Sherrill Park & Firewheel Golf courses, and right by the house is Lookout Park with soccer fields, 2 large playgrounds and miles of trails.

No matter your needs or age you should fit in here as we are blessed with quite a variety of homeowners in the area. It is quite a desirable neighborhood so we have everything from newlyweds to retirees living here. Because of this blend there are kids of all ages without it being overly noisy. You'll find friendly people taking their kids & dogs for walks or riding bikes in the afternoon, waving and speaking to everyone. It's not quite Norman Rockwallish (what is anymore?) but it is quite cozy and friendly.

We eat out a lot and never lack for variety! One of our favorite restaurants is Napoli's just north of 635 on Centerville road. You have to try their Chicken Napoli, it is like nothing else you will find at any other restaurant. Closer to home there's Olive Garden, Chipotle, a myriad of pizza places, Furrs & Lubys, Rockfish, Chili's, Purdy's, Babe's, Luna De Noche, Pappadeaux, Pappasitos, etc., etc. Red Robin is great for burgers.

If Barbecue is your forte you have quite a variety with Spring Creek, Dickies & Sonny Bryan's all within 10 minutes. For that special time the Prime Bird in the Richardson Hotel has an excellent buffet on Sundays and Holidays. The Prime Bird is so good we've gotten so that we don't bother to cook for Thanksgiving.

My wife and I rarely miss a Tuesday at the local Cinemark as all day Tuesday the movies are 50¢ and Hot Dogs are $1.  It's a cheap date.

The Eisemann Center is almost walking distance so you have great access to Broadway plays, Comedy shows, concerts, the Wildflower Festival and much more. The city of Richardson also holds the Huffhines & Cottonwood Art Festivals close by.

If you work downtown there is a Dart rail center at the Eisemann. We use the DART rail to make quick excursions to West End. It's fast, easy & cheap!
