Classified ads, Internet ads and MLS are just gravy that may, or may not add a few extra buyers and/or cut your sales time some.

Selling, financing & closing a home is not rocket science, but because there is a whole lot more to selling a home than just finding someone who likes your house.

A warning, some of the pages can be lengthy. We are trying to give you what you need to make informed decisions. According to HUD, IN 1999 A THIRD OF ALL HOMES SOLD IN THE U.S. WERE SOLD BY FSBOS.

HUD (the Department of Housing and Urban Development) says that in 1999 28% of all sales had NO Real Estate Agent involvement at all. (1999 are the latest figures available) The Texas Real Estate Commission says the number of transactions that don't include an Agent is probably closer to 40% in Texas.

HUD says that if you include the home sales that had Agent involvement in half of the transaction their figure would grow from 28% to 33%. Half involvement generally means an Agent brought a Buyer to a FSBO.

We realize there is a time and a place to use an Agent, but we do have to make some realistic comparisons.

The Real Estate Agent system is not inherently good or bad, it is simply ONE of your options. When making a decision as to how you will market your home you need to make some hard comparisons so you can see which way is right for you. We are simply trying to compare and contrast our way to theirs.

What is the #1 reason people WANT to use an Agent?

So the real question becomes "Do I need MLS?"

Studies done by the Agents themselves concede that the yard sign is more effective than the MLS & all other types of advertising combined! In the last Realtor study I saw, it showed that 67% of all homes sold were directly attributable to yard signs.

A more recent poll conducted by the Texas A&M University Real Estate Research Center found that 70% of all homes sales were directly attributable to yard signs. 3% is very small margin for error and the fact that 2 independent studies done years apart derive similar figures validates the basic results. Once again their study showed your yard sign to be more important than MLS, referrals, & all other types of advertising combined!

This same Real Estate Research Center poll showed that 98.8% of all Buyers used the sign to locate the property they ultimately bought. Think of what that says about the importance of a professional, easily read sign. To take advantage of how people actually shop, our signs are oversized and glow in the dark for maximum visibility and effectiveness.

How did you find your last home? If you are like most people you drove the neighborhoods in which you wanted to live and called the phone number on the signs.

98.8% of all Buyers look for a house the same way. If there is an Agent's sign in the yard THEY get the call, if there is a FSBO sign in your yard YOU get the call.

So what does MLS do? It exposes your house to Agents.

The yard sign exposes your house to BUYERS.

So the question becomes do you want to pay a commission? If so then MLS could be helpful.

We ensure sales graphics are readily available to all lookers thru an easy to use box on the sign. We don't use the tube because it is awkward to use and the graphics are damaged too easily.

The FSBO Registry is much more accessible (to Buyers) than MLS since you don't need a Realtor to use it!

What is the #1 reason people who originally listed with a Real Estate Agent decide to go FSBO when the listing runs out?

Surprise visits by Agents!

Sellers often cite the lack of consideration and courtesy of Agents when showing the property as well as "over optimistic pricing" and "understatement of realistic sales times" as their major complaints of Agents.

Since the advent of lock boxes, it seems Agents seldom make appointments to show your house anymore.

What's a lock box? A lock box is a box on your front door which contains the key to your house. The purpose of the lock box is to make it easy on the Agent. With a lock box an Agent does not have to make an appointment to show your house or pick up keys at the listing company's office. This means Agents arrive unexpectedly without an appointment and expect you to stop everything you are doing (eating?, getting ready for bed?, entertaining?, showering?) and they want you to vacate the premises while they show your house.

Sellers tell us that since they are paying thousands of dollars in commission, they feel the Agents should at least attempt to make things easy on the Sellers instead of just trying to make it easy upon themselves. We have had people who have had to put No Trespassing signs on the door to keep Agents from just walking in on them at all hours.

One lady put the following sign on her door because she said she had been walked in on 3 times while she was less than fully clothed.

Most people who sell their houses themselves usually do so either because they don't like Agents or can't afford one, but like we said earlier there is a time and a place to use an Agent. (yeah, I know it seems odd that a FSBO service would say there is ever a time to use an Agent, but then again, we are a different type of FSBO service)

But first you need to understand that there are different kinds of Real Estate Agents. The level and kind of service you receive depends upon the type of Agent you are working with. Now let us give you the circumstances under which we have found using an Agent makes sense.

(1) You are not available to show the property.

If you do not live in the home &/or live a long distance from the home so you cannot be available when it is convenient to a Buyer.

Whoever is showing the property needs to be able to speak for the Seller and bind them to terms. Neighbors or family cannot speak for the owner and therefore do not do a good job.

 

(2) If your house is on, or backs up to:

a) a busy street

b) an apartment complex

c) a shopping center

d) an active railroad track

or THE WORST,

e) HIGH TENSION POWER LINES

If you have one or more of these conditions we have found that many times lookers will make an appointment and promptly drive off once they arrive and realize the problem. You've got to get people inside to be able to sell your home and that may take some outside coercion. With an Agent sitting in the car with them they can sometimes be talked into looking at the house "since we are here".

 

(3) If your house is abnormal for neighborhood.

If your house is substantially larger, smaller or out of character for the neighborhood lookers will be looking somewhere else for your type of home and never find you. Remember that most people drive the neighborhoods they would like to live in and your home won't be where they expect it. (e.g. a $300,000 house in a $100,000 neighborhood)

 

(4) If your house can't be easily found.

You don't need a major street close by, but you can't expect buyers to find you easily at the end of a 10 mile long winding path. Your house needs to be located in an area that is desirable to Buyers.

No matter where your house is located, someone will like the isolation of your house - providing they can find it.

If you have to advertise continually just so people can find your house, the time element and the costs to advertise could be close enough to the cost of an Agent that it might make more sense to list. By way of comparison, if you lived in a popular neighborhood you might have to do minimal or no advertising.

 

(5) Behind in your house payments?

Sometimes your mortgage company can be persuaded to give you a little extra time before they foreclose if you have your home listed.
