Pictures
increase the effectiveness of an ad by 200% - 300%! We have found
that houses with pictures are viewed almost 3 times as often as
homes without pictures. Buyers tell us we can't tell them too much
about your house nor can we have too many pictures.
Don't stop with just a picture of the front of the house. Give them
the full story - post views of the pool, yard, settings and the inside.

We furnish you with a copy of the state promulgated contract as
well as detailed instructions. We pre-fill out most of the contract
so that it is quick and easy to complete. Basically all that is
needed to complete is the Buyer's name, how much they want to put
down and when they want to close. If the Buyer uses one of our Lending
Partners they can even help you complete the contract.

your home much faster! Don't over
or under guess your home's value. Be able to prove your pricing
to Buyers, see how your home compares to others plus learn normal
marketing times so you can more effectively plan.
An
appraisal is much more than just a price. An appraiser
is another impartial set of eyes looking at your property and giving
you insights into marketing, timing and condition. The Appraiser
gets to see homes that are actually selling so they have information
about condition, decorating, locations and terms which makes them
an invaluable resource. The Appraisers we use are willing to share
their experiences.
An
appraisal lets you compare your house to others that have sold plus
make neighborhood to neighborhood comparisons. Remember, when comparing
your house to others, asking price isn't important, selling price
is!
More
importantly an appraisal makes the Buyer relax, nets you top dollar
and usually results in a quicker sale.
Why?
An appraisal makes a big difference in how a prospective buyer looks
at your home. Instead of going thru your house wondering "How
much is it worth?", "Will the seller be reasonable?"
they can relax and say/think things like "This will be Janie's
room", "We could put the sofa on that wall", etc.
Not
knowing value gets in the way of a buyer really looking at your
house. It even scares some buyers off & into the arms of an Agent
because they are unsure of how to proceed.
We
have found that if:
1)
you have an appraisal,
2)
you price at appraisal,
3)
the Buyer is aware the price is appraisal value,
you
will usually get a full price contract AND sell in less than the
normal marketing time for your neighborhood!

The sign is the most important tool a Seller has - so you can't afford
to cut corners here. We use a large 30" X 24" Reflective
sign that is over 4' high for maximum effectiveness.

NAR & Texas A&M Real Estate Research Center studies showed that
67% of all sales are directly attributable to the yard sign.
Think
